One of the frustrations a professional Realtor has to deal with is after having made an appointment on a home that will meet the buyer's requirements, driving up in front of the home, and having the buyer say, "I don't want to look at this.  I don't like the looks of the front."

Prepare your home inside and out to eliminate drive bye byes.

Everyone dreams of a "Home and Garden" type home with flowers in the beds.  If you already have a home like that, you worked hard to get it that way and you will be rewarded.  If not, you can do some things to improve your odds of selling.
 

Yard and Exterior Maintenance
The first thing a potential buyer will see when looking for a new house is the outside.  Your first impression on a new buyer is when the buyer looks at your home from the street.

Paint: Exterior painting can do so much to enhance the salability of a house.  Before painting, prepare the surface and repair wood if necessary.  Pay special attention to wood trim, gutters and railings. Paint the exterior a neutral color that will not clash with other houses in the neighborhood.

Front Entrance:  Buyers will enter your house through the front door.  Pay special attention here.  Paint the front door, if  necessary, and make sure it opens and closes well. The woodwork around this area should also be freshly and neatly painted.  Sometimes in Colorado with all the dust we have, you can get away with merely power spraying the surfaces down. Replace a doorbell that is broken or shows wear. Polish door brass.  Replace or repair an unsightly mailbox.  Put out a new or clean door mat.  Thoroughly weed or prune flower beds and, if summer, try to have some flowering plants out to greet the new buyers.

Landscaping: Mow and trim the yard regularly.  Keep it green with fertilizer. Remove dead plants or trees.  Water regularly during the growing season.

Garage & Driveway:  In addition to cleaning out the dirt, try to remove oil or grease spots on the concrete.  The garage door should work well and open and close with little effort.  If it binds, lubricate it or have someone fix it. Automatic garage doors should be in working order, and remember to leave the opener transmitter for the new owner.  Try to keep recreational vehicles out of sight as much as possible, behind a fence or in the garage.  Old cars or motorcycles should be out of sight or stored away from the house if at all possible. Consider disposing of those items you would throw away anyway but just haven't thought about. Remember, you want the buyer to think the garage has lots of room, just like you thought it did when you bought the house.
