Process...Step-by-step

Select a Realtor and establish a
relationship.
At the Berkshire Group, you will be working with full-time,
Professional Realtors with extensive market knowledge. You will
be able to work closely with your Realtor to find the right home for

Initial consultation
You will be able to consult with your Berkshire Group Realtor to
obtain a complete understanding of the home buying process,
develop current market knowledge, discuss the legal relationship
you will have with your Realtor, and receive advice on obtaining
the best mortgage financing with the best local mortgage bankers.

Identify properties
You will be shown homes that best meet your needs based on the
criteria you establish. With the assistance of your Berkshire
Group Realtor, your home search will be precise and direct, saving
you time and avoiding the frustrations of looking at the wrong
homes. |

Performing Due Diligence
When you find the perfect home, you will receive assistance in
determining the best offering price and negotiating strategy to
get the best buy possible.

Purchase Offer
Your Berkshire Group Realtor will draft a contract offer for you,
providing valuable advice on protective contingencies, customary
local practices and structuring the offer to serve your needs.

Presentation of offer
Your Berkshire Group Realtor will present your offer to the
seller’s agent. The seller may accept, reject, or counter your
offer. You can be assured that we will communicate the response in
a timely manner, review the Seller’s response with you, and with
our personal knowledge of your needs will represent your interests
to your best advantage. |

Notifications
Your lender and the assigned title company will receive the final
negotiated contract as soon as it is complete, and continued
communication's with all the parties necessary to complete a
timely closing will be conducted on your behalf until you receive
the keys to your new home. |

Contingency period This is the time allowed per your Purchase Agreement to obtain
financing, perform inspections, and satisfy any other
contingencies to which your purchase is subject. Typical
contingencies include:

Approval of any covenants

Approval of the title insurance

Loan approval including an appraisal of
the property |

Physical inspections of the property

Homeowner's Insurance You can
have your insurance agent contact us to coordinate the issuance of

Closing Funds |

Your Berkshire Group Realtor will brief you
on your closing and settlement information prior to the closing.
At that time, you will be advised as to the amount of the Cashier's
Check you will need to bring to closing. |

Closing
Although closings many times occur with all parties assembling
around a table, it is possible, for your convenience, to complete a
closing using overnight express and fax information. The
Deed will be recorded after the closing. |
 |
Remember, Colorado is a
table-funding state, not an escrow state. You should discuss this
process with your Realtor. |
 |
Congratulations! You are now a
